Rental Terms & Conditions

To confirm your booking implies that you have read, understood and agreed to the following terms and conditions.

  1. Payment

A booking deposit of 25% of the total cost for the duration of your stay must be paid when booking. This is non-returnable in the event of any cancellation, notification of which is required in writing by post or fax, and signed by the person who signed the Booking Form. For any client booking within 8 weeks of their departure date, payment must be made in full.

The balance on our confirmation invoice becomes due 8 weeks before departure, and we reserve the right to re-let the accommodation if this condition is not met.

In the event of a signed Booking Form not being submitted with the deposit, the deposit itself indicates acceptance of these terms and conditions, which form a contract between you and the company.

  2. Rental Period

The rental period is from 3pm on the day of arrival, upto 10am on the day of departure, unless agreed otherwise in writing.

  3. Occupancy

The property is booked for normal holiday use only. The number of occupants must not exceed the maximum occupancy as stated in the company's brochure, unless prior permission is given for a baby cot or similar. Pets/animals are not allowed except by prior consent of the owners. Please ensure that on vacating the property the accomodation is left as you found it, clean and tidy, removing all personal belongings, food, groceries, refuse/rubbish.

  4. Keys

You are responsible for the keys whilst they are in your possession and for their safe return to the company, or if required, the local agent. Should you lose the keys it may be necessary, for security purposes, to replace the locks in the property and renew the keys accordingly. The client will be liable for all costs in this case.

  5. Inventory

Please leave the property, and all kitchen equipment, clean and tidy with the inventory complete. Should you fail to do so and extra cleaners are employed or items of the inventory replaced, the client will be held liable for all such costs incurred. Sometimes a deposit is required to cover the cost of damage/ breakages. This is normally between 200-500, and can be paid on your arrival. The deposit will be returned to you on your departure, less any amount in respect of damage/breakages if applicable.

  6. Conduct

All visitors are required to conduct themselves in a manner, which is acceptable to both the local management company, and to fellow visitors. Disruptive behaviour caused by loud music and/or late night/early morning rowdiness will not be tolerated. Failure to comply with this request will result in your being ejected from the property without notice or liability on our behalf.

  7. Services and Resort Facilities

The company neither owns nor operates any airline or car hire companies. Whilst the company takes every care in selecting all relevant parts of your holiday, the company cannot be held responsible for any injury, loss, or damage howsoever caused.

  8. Building/Construction Work and Noise Pollution

Building/Construction work are almost inevitable in certain resort areas. Unfortunately such developments are completely outside the company's control and the company does not receive advance notice of when they may commence. The company is not liable for any disruption, disturbance, inconvenience, or diminution of enjoyment of the client's holiday arising out of such building/construction work howsoever caused.

  9. Power

Properties in Spain are sometimes allotted a limited amount of electricity (3 - 6 kilowatts). Although it happens very seldomly, the use of too many appliances at the same time will flip a circuit breaker and shut off the electricity. This does not mean that there has been a power failure, only that a breaker in the house has been triggered and needs to be switched back on. As in the U.S. and other European countries, the panel is often located inside the house. Please be careful to limit the simultaneous use of electrical appliances. Please also be aware that general power outages do occur. We are not liable if power is lost.

  10. Accommodation Availability

All accommodation offerred is subject to availability at the time of booking. If for any reason the accommodation originally reserved is not available, the company undertakes to provide alternative accommodation of a similar standard.

  11. Personal/Public Liability

Whilst the company takes every care in selecting all relevant parts of your holiday, the company cannot be held responsible for any injury, loss, or damage howsoever caused.

  12. Website Accuracy

All information contained on our website has been compiled from up to date details and we have taken care to ensure its accuracy. There may however be occasions when an advertised facility is either modified or unavailable. Such situations may be dictated by local circumstances, necessity for maintenance, local construction work, water shortages, adverse weather, fuel shortages, power cuts, and other circumstances beyond our control. If we are advised of this, we will of course inform you as soon as possible, but we cannot be held liable in such circumstances. It is important to remember that some facilities, perhaps such as beach restaurants, water sports, water parks, or swimming pools etc. may not operate at all times of the season.

With regard to property details we have endeavoured to ensure that all information pertaining to a property is up to date and accurate. There may be errors and will rectify where possible any such. We are not liable, however, should an advertised facility not be available at the time of your occupation.
